Although most operators of large buildings now appreciate the need for planned maintenance and operating systems, the initial accumulation and programming is so daunting that this task is seldom tackled without guidance and information on the method and compilation of such systems. It is the intention of this book to be such a guide. The book is the result of a seven-year programme of building up, operating and revising a planned maintenance system for a particular installation; but any system must follow the same pattern. The system with which the author (and his electrical counterpart) were involved is that for the Millbank Tower development in Londo-a site covering three and a half acres with a lettable area of some 440,000 sq. ft. One of the most valuable aspects of this book, therefore, is the abundance of charts and checklists that are tried and tested on the efficient maintenance of a large complex system. Other subjects included, apart from programming inspection, are also vital to planned maintenance-such as monitoring, logging and periodic checks and tests of systems to maintain correct day-to-day functioning, and control of closed circuit water systems to maintain trouble-free operation.
